As home prices soar in New Jersey’s most sought-after suburbs, buyers priced out of well-known towns are turning to more affordable alternatives and driving serious demand in Whippany and Cedar Knolls, part of Hanover Township, New Jersey. These once under the radar neighborhoods are now stealing the spotlight.

In just the past month, The Saritte Harel Team listed three properties in these communities. Each drew unprecedented interest, bidding wars, and final sale prices well above asking. Two listings saw over 100 buyer groups in just 48 hours. After one weekend of showings, all three entered best and final negotiations and are now under contract, some with accepted offers up to 12.5% over list price.

“This signals a real shift in the market,” said Saritte Harel, founder of The Saritte Harel Team. “As affordability tightens in towns like Summit, Madison, and Chatham, buyers are broadening their search to uncover the value, lifestyle, and convenience Whippany and Cedar Knolls offer. These neighborhoods aren’t just alternatives, they’re becoming destinations.”

April data backs this up. Hanover Township’s average list to sale price ratio jumped to 107% , a sharp rise from January’s 101% . Days on Market also dropped from 49 in February to just 20 in April, making it the fastest paced month of 2025. This reflects a broader shift in buyer behavior, an affordability migration. As traditional hotspots stretch beyond reach, savvy buyers are fueling fierce competition in once overlooked towns.

“The recent activity shows just how quickly well-kept secrets like Whippany and Cedar Knolls can gain traction,” said Stefanie Marcantonio, listing agent on all three homes and a longtime Hanover Township resident. “As someone who lives here and knows these neighborhoods well, it’s rewarding but not surprising to see buyers take notice. These communities offer a rare mix of value, convenience, and connection. I believe this momentum is only just beginning.”
